Yes, a 70% for the rooms - not on club level (which is a good score compared with standard rooms @ the W or Meridien) .
I refer to the interior, becoming worn down , smelly carpet, old style bathrooms. This is judged from a European view as Americans rate this kind of hotels always higher (trip advisor findings) - comparing them with their own lodges. inn's etc.
The Hyatt positions itself now at a #32 spot - far behind the rest of 5* local and International Chain Hotels. The customer decides and judges, but at rates of 250 USD +, you can get better.
Bottom line - It can keep its stars - but it is losing value.
